Director of Facilities

Summary

The Director of Facilities supervises, coordinates, and performs maintenance of the buildings and grounds of CMH.  The Director ensures an environmentally safe and secure facility compliant with local and state regulations and develops plans for capital improvements and repairs working within an established budget.

Essential Duties and Responsibilities

  1. Oversee facility needs of two campuses including CMH and CMA.
  2. Develop and manage the budget for all facilities.
  3. Work to ensure that facilities plan is aligned with and advances the strategic plan, goals and mission.
  4. Maintain adequate inventory of all necessary supplies and parts for maintenance.
  5. Coordinate and schedule routine maintenance and custodial tasks.
  6. Schedule and monitor repair service calls.
  7. Schedule and oversee preventative maintenance of all mechanical equipment.
  8. Maintain all equipment and repair records.
  9. Identify and develop specifications for capital maintenance and repairs.
  10. Solicit project bids, oversee various trade and contractor representatives, determine if a project has been completed satisfactorily, review and approve all requests for any progress payments on the projects.
  11. Ensure that all facilities are accessible and in compliance with the Americans with Disabilities Act or that reasonable accommodations have been provided.
  12. Develop training programs for facility staff to ensure that the school remains in compliance with local, state and federal regulations.
  13. Regularly inspect all work areas to ensure that no safety hazard exists.
  14. Along with the Director of IT, manage the school's security system, including the distribution of keys.
  15. Supervise all maintenance staff; perform annual written staff evaluations.
  16. Foster cooperative communication between all CMH stakeholders.
  17. Serve as a liaison with outside vendors and contractors.
  18. Work with the Chief Financial Officer and administrative staff regarding crisis management, safety, security, and emergency school closings.
  19. Serve on the Facilities Committee of the Board of Directors.
  20. At the discretion of the Chief Financial Officer, there may be additional duties that are added to this job description.

Qualifications

  1. Minimum of 5 years maintenance experience
  2. Basic knowledge of HVAC, plumbing, electrical, carpentry and equipment repairs
  3. Knowledge of asbestos abatement in a school environment
  4. Knowledge of locksmithing
  5. Experience negotiating contracts and purchasing supplies with maintenance vendors and contractors
  6. Skills to create and work within a budget.
  7. Basic computer knowledge
  8. Ability to lift a minimum of 50 lbs.
  9. Ability to climb a ladder, operate a lawn mower and use a shovel.
  10. Ability to work evenings, weekends and extended workdays as necessary.
  11. Bilingual abilities are a plus.
